如有一次我們接受法院委託評估一處山林，我們選擇了對林地價值與林木蓄積量分別進行評估的評估技術路線，用了四天時間完成評估。我們調查研究的比較充分，走訪了當地政府有關管理部門，採集了現在實際使用的基準地價，林木管理有關規定，類似土地的實際收益，並查閱了該地塊的出讓合同，價格等資料，對林木進行了兩次實際勘察，因此得出了很有說服力的評估價值。評估報告出具後，山林的業主開始認為其地價應該更高，而評估值偏低。我們出示了該縣對該地塊的出讓合同的複印件，該縣的基準地價表，被評估地塊的土地級別，合理的地價修正情況，該縣類似地塊的交易情況等較詳細的資料，合理地解釋了評估結果。最終法院、 涉案雙方都認為評估結果是合理的。
又如我們所評估的房屋往往缺乏用地情況的資料。遇到這種情況時，我們不怕麻煩，每次都走訪有關的土地管理、房產與規劃部門去進行調查。有一次評估一個商舖，該商舖使用的裙樓已經有八年，卻無該樓用地情況的資料。如要採用收益法進行評估，必須搞清土地的使用年限。為此，我們先後走訪了五個單位，最後找到了原管轄該區域土地的房地產分局，搞清了該塊土地是前些年為進行低窪地改造而劃撥給房地產公司開發的，其使用年限應該按房地產管理法規定從樓房開工建設的時間起算。這樣，終於確定了土地收益法評估中的折現年限，業主也終於清楚了自己房屋的使用年限。評估報告出具後，法官與被告、原告都感到報告內容真實可靠。
4、接受了法院委託後，應主動和辦案法官溝通，了解涉案財產的具體情況，從專業角度提出有利於法院辦案的意見和建議。
涉案財產的評估，在許多時候其目的是為了使其順利變現。就如何有利於所處分財產的變現，評估師應能提出好的建議。如有一次，法院為拍賣涉案財產，委託我們評估某工廠福利區內的一個俱樂部的房屋及其土地的價值。但該俱樂部位於福利區的中部，如僅單獨拍賣這一處分財產，而不附加拍賣涉案財產的出入通道，拍賣是難以成功的。我們查勘了現場後，向法官提出建議，由涉案雙方劃定涉案財產一條便捷的通道，使其與市政道路能夠連接，供其以後出入，而評估中應將此條通道用地與原處分財產一起評估。法官接受了這一意見，並說服涉案雙方進行配合，最終使涉案財產順利地完成了拍賣。
5、要重視評估的範圍。
評估對象情況各異，所含內容各有不同，在評估前應重視評估的範圍，避免因評估範圍不明確而引起異議。
